Listings at highest number of the year... up 126 for the week.... up 25 weeks in a row

The amount of listings went UP 126 since I checked last Saturday. I just checked and there were 6941 on Saturday 11/3 at 7:09 am .We were at 4867 on the corresponding date last year, and 7149 on the corresponding week in 2016, We are up 2074 listings from the same week last year, and down more than 200 from 2016. We were at 3808 on Jan 1 2018. We are at the highest number of listings for the year, the highest since 11/12/2016.

 The number of listings are up  85% from the low point of the year (3752 on Feb 24th) When you put that together with the fact that the market has been flat for the last 5 months (median price of all single family homes at the end of May was $295,000 and at the end of October was $295,100), you have to wonder is the market taking a break or should sellers be getting nervous? We still went up 12.2% year over year, but down $4900, 1.6% month over month.

The headline was “Las Vegas home sales show signs of slowing”  The article starts out with: “Las Vegas house prices last month were well above year ago levels, but inventory rose as the market shows some signs of easing up on the gas pedal”

Nothing is for sale in your subdivision, nothing is contingent or pending either, and the only sale in the last year was 1025 Ginseng, which sold last March for $223,000. If you want to know what your house might be worth, give us a call and we can do a more comprehensive evaluation based upon the surrounding neighborhoods, based upon your square footage.

 

 I thought I would take this space to tell you about a program I found out about six months ago and maybe it will help you. It is called movie pass. The website is   www.moviepass.com. You pay this company $10 per month and you are allowed to go to one movie per day for free. You are allowed to go to movies on the day that they open, and it works in virtually every movie theater around here. The only two in Las Vegas that I have found that it does not work at is downtown Summerlin and the Eclipse. I’ve been a member for about six months, and I go to about four movies per month for $10. Emily has a pass also, so for $20, the both of us go to four movies a month, instead of maybe $80 if we did not have moviepass. There was a segment on the today show about it over the weekend, it says that it works at approximately 91% of the theaters nationwide, and we have used it a few times when we have been out of town. You cannot go to 3-D movies or IMAX movies, although I am told that you can sometimes pay an upgrade at the box office.
