How To Pick a Realtor

How should you pick a real estate agent?

In early March of 2014, there were approximately 11,600 members of the Greater Las Vegas Association of Realtors. About 650 of these were appraisers, home inspectors, or someone else who might need access to Greater Las Vegas Association of Realtors statistics, but really weren't agents. How do you make a choice between the rest of us? I think that there are probably three or four things that you should consider….. Let's call them the four C's.

Communication:  A couple times a year, we get somebody who comes to us, be it a buyer or a seller, and they say they could never reach their agent. If you look at our business cards, you would see that we only had, our cell numbers on them, so we're not hiding behind voicemail, our receptionist or anyone else in deciding who we talk to. We answer the phone, I would guess, about 95% of the time…. we are generally not going to answer the phone if we have clients with us, or obviously if we are on another phone call, but we will return your phone call as soon as possible.  A few years ago, I saw a for sale sign in front of a house, and wanted to go into preview it. When I called the number on the sign, it said that the cellular number had been programmed not to receive incoming calls……….

Consistency:  I might have called this experience, but that didn't start with a C. Sean and Emily Gunning have been selling real estate in Las Vegas since before the Mirage was opened… More than 25 years of full-time, often more than 60 hours per week real estate. Denise Caratelli, who first started working with Sean and Emily in 1997, has been a licensed realtor in Las Vegas for a little bit longer than Sean and Emily. Sean and Emily have been with Americana Group Realtors since 1991, showing consistency. We have used the same primary lender since the 1990s and the same escrow officer for almost as long.

Competence:  A lot of that comes with experience, but a lot of that comes because of our desire to continue to increase our knowledge. Many of our friends are also realtors, so that it seems that in the course of many conversations over dinner, we will be discussing the latest goings on in the real estate community, increasing our knowledge base. One of the other things that competence and experience brings to the table is the self-confident enough to give an opinion. If we don't like a house, or if we think that you should look around a little bit more, or offer less, or any other advice that we might give our family or our best friend, we are not shy about telling you. Ultimately, you make the decision, but we want you to take advantage of our experience, and we are not just trying to sell you a house, we are trying to build client for life.

Compatibility:  As a buyer, typically you are going to be spending some time with the agent you choose. You should try and make sure that is a pleasant experience. The most important part of that is you feel that the agent is working on your behalf, not with something on his or her agenda.

If we succeed with the above 4 “C’s”, you will achieve a fifth C Confidence. Hopefully at the end of the transaction, you will feel that you were given the best real estate service you've ever been given, that you've seen the best houses that fit your criteria, and that you made a great choice, both in your choice of houses and in your choice of Realtors
